SERVICE 1 — INSPECTIONS

SB721 Balcony & Walkway Inspections

California Senate Bill 721 required owners and property managers of multifamily buildings with three or more units to inspect all exterior elevated elements (EEEs) by January 1, 2026. That deadline has passed. Overdue owners now face notices from local housing departments and $100–$500/day civil penalties until a stamped report is on file. Our licensed SB721 inspection specialists deliver the signed, code-compliant SB721 report accepted by local building departments needed to close your file — fast.

Structural Repairs, Waterproofing & Guardrail Replacement

RetroCal's repair division is a licensed general contractor. We perform balcony and walkway structural repairs (retrofits), fabricate and install powder coated and code compliant railings, and install waterproofing systems for apartment balconies, decks, common walkways, and exterior elevated elements. Permit-ready plans and structural calculations, city department clearances, permits, city inspections, and close-out sign-offs are handled all in-house. If you already have your EEE inspection report that requires repairs, we would be glad to review and provide free estimate for the repairs.

Joist sistering or replacement, ledger replacement, post & beam rebuilds with permit-approved design.

New Guardrails

We fabricate our own railing systems, galvanized and powder coated for long-term durability and code compliance.

Waterproofing

We are an approved applicator for Pli-Dek waterproofing systems.

Permits & City Inspections

We prepare permit-ready plans, pull the permit, manage city inspections, and sign off the close-out.
